Typically, the design phase can take months to complete. However, these fully completed plans are ready to go directly to engineering, expediting the process dramatically. If you're looking to build a home as soon as possible, this is the way to go.

Walls


  • 32 wall panels in total, ready for set up on your completed floor

  • each wall panel is 4’ wide. The standard wall height is 8’, upgrade to different wall height is available on all kits

  • Solid 2×6 Douglas Fir/Larch Select Structural construction

  • ½” CDX Douglas Fir plywood sheathing

  • Building wrap: High-vapor permeable rain-screen drain wrap

  • Select Grade 1×6 T&G Cedar siding installed

  • Exterior 1×4 Cedar trim package for the outer wall corners, around windows and door openings to complete the finish to the outside construction.

The Roof Only Package includes everything in the Complete Package minus the walls. A Wall Building manual and video tutorial are included.

The Roof Only Package is only for those interested in putting a conical roof on an alternative round structure or for those with considerable carpentry skills and want to build their own walls.

Keep in mind that hiring someone to build the walls will result in higher costs and an inferior product. The quality of materials we use and the machining done in our shop ensures a solid build not available in the field.

A standard skylight is a triple-pane with a manual opener and a U-value of 0.50.

Windows

Height, style, and window total are customizable and made to order. Our standard windows are vinyl framed insulated glass, adobe, with Low-E glazing, providing a U value of .30 and a solar heat gain coefficient (SHGC) of .35.

Any changes to the material or color used for the frames, glazing coatings or SHGC generally carry added costs.

We charge $200 for each window opening. An exact estimate for your individual window package will be provided as soon as your design is ready.

All of our round homes include 24” Eaves

Our roofs come standard with zinc (galvanized) coating confirmed to ASTM G-115 standards. There is an option to purchase a painted roof or to exclude the metal roof from the package and install a shingle or other roof of your choice purchased locally.

What's In A Kit?
Design & Engineering

Custom plans for your yurt, and stamped engineered plans that meet your region's permitting requirements.

Walls

Framed with 2x6 Fir. Fitted with Cedar tongue & groove siding and Hemlock trim. Windows preinstalled with proper flashing.

Floor and Loft Assemblies

TGI floor joists, rim joists, 3/4 t&g underlayment, and hangers for the first floor (loft floor and posts / beams available)

Ceiling

Precision cut with a CNC machine, these ceiling panels come with a choice of Pine Tongue & Groove or Birch Plywood. Includes Hemlock trim.

Roofing, Rafters, and Sheathing

Galvanized metal roofing panels, custom CNC cut CDX sheathing or decking, compression ring, rafters, and eave extensions. All hardware included. An upgrade to painted roofing panels is available for all kit sizes. Each roofing piece is custom cut to fit your yurt for easy assembly.

Skylight

Durable, triple pane skylight dome with choice of electric or manual opener.

What's Not In A Kit?
Contracting & Labor

We ship your kit to your build location, but Smiling Woods does not offer contracting or labor. We will provide a Build Manual and will answer any questions you or your contractor may have while assembling the kit. In some instances, your designer may be available for on-site consulting and project management. Our team can provide information on contractors in your area with familiarity in building Smiling Woods Yurts.

Foundation

We can design your kit to fit any foundation (piers, perimeter, slab, and more). Different areas require different foundations, so our designers and engineering partners will work with you to design the best foundation for your yurt.

Financing

Unfortunately, we do not offer financing, but are happy to connect you with partners who are familiar with financing round homes. Most of our customers use a Construction Loan from a trusted lender to acquire financing (if this will be your primary home), or a HELOC (for second homes). We will provide sample engineering plans to secure this loan.

Utilities

We will work with you to modify the structure to prepare for your utility connections. However, insulation, electrical, and plumbing trades or materials are not included in a Smiling Woods kit.

Interior Finishing

We provide detailed plans that outline your desired layout. However, any interior walls, drywall, hardwood flooring, cabinetry, etc. are not included in a Smiling Woods kit. But our designers can provide detailed materials lists and interior design for you or your contractor.
